Property Description |
Around the year 1766, during the Spanish colonialization of Peru, just steps from the main plaza of the city of Arequipa, the construction began on one the most valuable colonial mansions of the city, the Casona Ugarte. For its distinguished design, this architectural marvel, registered in the National Cultural Institute (INC), and declared a Cultural Patrimony to Humanity by UNESCO at the start of the 21st century, has withstood total collapse from seismic activity.
While some minor structural faults exist, in October, 2003, SEPA del Peru, NGO dedicated to social development in the areas of education and cultural protection, began restoration of this historic monument, inspiring a grand period of restoration of historic buildings throughout the city. With few resources and financing, and with pure heart, respecting the artistic and architectural aspects, SEPA del Peru has accomplished the recuperation of the majority of this antique property.
Colonial period religious murals and ceiling paintings from the Republican Period were discovered, respected and protected, all of which give an added value to this important property. The work done was thanks to the patience and pride of dozens of Peruvian artisans with the technical support of foreign consultants with the objective of achieving an unequaled restoration of the property.
With the instability of the world’s financial markets and the rising costs of oil and other raw materials, real estate in obscure areas of the world with proven growth potential and relatively low labor costs, is one of the few safe havens left for astute investors to secure institutional and personal prosperity and economic strength. Peru is one of these countries and with tourism on an upward climb thanks to Machu Pichu having been selected as one of the World’s 7 Marvels, and The Colca and Cotahuasi Canyons on their way to becoming one of the new 7 Natural Wonders of the world, tourism in Southern Peru is still in its infancy, and the lack of 4 and 5 star hotels presents an excellent opportunity for the hotel industry.
The location of the property is ideal for an international cultural center or hotel. Over 10,000 people pass by this monument daily. It is located only a few steps from the city’s Main Plaza and much restoration of properties in the area have taken place over the past four years, increasing the value of this area of the city.
There is still work to be done and credit to be received for the culmination of restoration of the Casona Ugarte. SEPA del Peru will also be happy to provide any technical support and help to organize local laborers and artisans who are capable of making the Casona Ugarte one of the most renowned centerpieces of any financial and cultural portfolio.
Few are lucky or blessed enough to have under their charge a historical monument with such attractive architectonic attributes as the Caosna Ugarte. Yet this also constitutes a serious responsibility to the structure and the cultural heritage of the property. Do you or your corporation have what it takes to take on such a responsibility? If so, please feel free to communicate with me directly in English or Spanish, and I would be happy to answer any of your questions.
