Property Description |
The guesthouse is located in Lowlands, bordering Tobago Plantations Within a radius of 500m from the guesthouse there are the beaches of Little Rockly Bay, the Golf Course of Tobago Plantations, the Hilton Hotel, and the new Gulf City Mall Development.
The hotel has 12 guestrooms in three separate buildings, an open restaurant and bar with a carat roof, an administrative building with kitchen, storage rooms, reception, office and the manager’s apartment as well as a lush garden with a small swimming pool. The hotel is in operation, and no major repairs need to be undertaken.
Under the present ownership, the hotel was well established with Tour Operators from Germany and Austria and in recent times from Holland as well. There is an internet web site, which generates some bookings. Also, departing guests in general seem to be satisfied, so there are repeat customers and word of mouth recommendations. The clientele from Trinidad & Tobago is rather small, although there are some business travelers from Trinidad. The hotel is currently marketed at the economically priced end of the market. It was praised for a good value for money. The average occupancy has been well over 50%. Over the last two years, the occupancy rate slid with an increasing percentage of guests from Trinidad & Tobago.
The hotel is situated on a lot of just over 2.500 sqm (27.729 sqft.). There is a vacant lot of similar size (26.885 sqft.) adjacent to the hotel, which would be included in the sale. This would allow the future owner to expand the business or its services. There are three companies involved in the business, one holding each of the two lots of land and one operating the business. The companies holding the land can be purchased. Although the operating company can be purchased too, this is not recommended due to inherent risks from previous operations. The asking price for the two lots including the ongoing business is USD 850.000,00.
